The Mesa

A laid-back, bluff-top beach community with its own microclimate

Stretching along Santa Barbara’s western coastline from Arroyo Burro Beach toward the harbor, the Mesa is really three neighborhoods in one — East, West, and Alta Mesa — united by proximity to the water and a noticeably cooler, foggier climate than the rest of the city.

Lifestyle

Casual and outdoor-oriented, with easy walks to the beach, local parks, and the Funk Zone. Santa Barbara City College brings a younger energy to the area, while long-established families and retirees give it real staying power — homes here are often held for decades.

Architecture & homes

A genuine range: original beach cottages, Spanish Colonial and mid-century homes, shingled Cape Cod–style cottages, and custom-built contemporary houses, many taking advantage of bluff and ocean views.

Schools

Washington and Monroe Elementary serve much of the Mesa within Santa Barbara Unified, with Santa Barbara City College located in the neighborhood itself. See the full School Guide →

Amenities

Arroyo Burro Beach, Elings Park, and the shops and restaurants along Cliff Drive and Meigs Road keep daily life close to home, with the harbor and downtown just minutes away.
For sellers
Ocean and bluff-view lots carry a real premium here, and lot sizes tend to be modest — which means a well-planned addition or renovation can unlock more value than the home’s current footprint suggests. This is exactly the kind of property where knowing what’s worth building out, and what isn’t, matters most.
