A small, walkable beach town with an eclectic, artsy streak

Founded in 1883 as a Spiritualist colony and later a small oil town, Summerland has settled into its current identity as a compact, laid-back beach community between Montecito and Carpinteria — centered entirely on a few blocks of Lillie Avenue and the bluffs above the water.

Lifestyle

Slow-paced and close-knit, with just over 1,500 residents. Antique shops, wine tasting rooms, and cafés line Lillie Avenue, and Lookout Park’s bluff-top setting gives direct beach access along with some of the best sunset views on this stretch of coast. It draws retirees and creatives in roughly equal measure.

Architecture & homes

Predominantly beach cottages and Cape Cod–style bungalows, with some Victorian-era remnants from the town’s earliest days, mixed among updated coastal homes and hillside properties built to capture ocean and Channel Island views from the terraced lots above town.

Schools

Amenities

Lookout Park, Summerland Beach, and the Lillie Avenue shopping district cover most of daily life, with Summerland Winery as a local gathering spot.

Lot sizes here are often small and terraced, which means view and outdoor-living potential tend to drive value more than raw square footage — a property’s orientation to the ocean and how well it uses a tight hillside lot matter more here than they would in a flatter neighborhood.
